John Neylon does business as Neylon & O'Brien, PA. As the Firm's conveyancing attorney, he carries malpractice insurance in the amount of Two Million Dollars ($2,000,000.00). The Firm consults with other competent attorneys in special matters.
The Firm has represented several commercial banks and thrifts in transactions such as residential mortgage lending, including condominium mortgages, commercial lending involving all types of collateral and mortgages, mortgage foreclosure work and litigation, including Financial Institution Fidelity Bond litigation and subrogation for insurers emanating from such bonds. The Firm regularly certifies title and provides title insurance to Citizen's Bank, Today Mortgage Company, and other banks and mortgage companies upon request. This firm is an agent for a national title insurer.
The Firm has represented mortgagors and mortgagees in mortgage deficiency actions, involving six and seven figure amounts. Mr. Neylon has briefed and argued appellate cases involving central issues of real estate and condominium law and has experience in clearing titles in the Land Court and other courts. He has represented title insurers in claim settlement and defense matters as well as developers and contractors in mechanics lien, and related shopping center litigation. The Firm represents developers of residential and commercial condominium projects and has regularly drafted condominium documents in accordance with secondary market requirements. The firm has represented a national mall management firm in connection with its local tenant eviction and litigation matters in Massachusetts.
The Firm utilizes abstracts prepared by attorney Edward Rainen and has certified titles with all of New England's major title companies, and writes title insurance where required by the mortgagee, owner, or secondary market.
